The question every client asks before signing a construction contract is a version of the same thing: what will this actually cost me, and where does the money go? This guide answers that directly — with the ranges, the categories, and the variables that determine your final number. These are 2025–26 market rates for Bengaluru. Actual project costs depend on your site, your specifications, and procurement timing.

Cost Per Square Foot — By Specification Tier (Bengaluru, 2026)

Premium Standard (₹2,800 – ₹3,500 per sq ft): Solid M25 concrete structure, vitrified tile flooring throughout, standard domestic sanitary ware, split AC provision points, modular kitchen, textured exterior paint, internal paint finishes. This is a well-built villa — not a luxury one.

Premium Luxury (₹3,800 – ₹4,800 per sq ft): Indian marble or premium large-format vitrified on main floors, engineered hardwood in bedrooms, imported sanitary ware (Kohler, Roca, or equivalent), custom joinery for kitchen and wardrobes, architectural lighting design, false ceilings throughout, quality aluminium windows, landscaped garden.

Ultra Luxury (₹5,000 – ₹7,500+ per sq ft): Imported Italian marble (Statuario, Calacatta, Emperador), Kohler or Duravit bathroom fixtures, KNX or Lutron home automation (lighting, HVAC, security, AV), architectural metalwork, swimming pool and deck, premium landscape design, imported glazing systems. This is where cost is determined by material choices, not by structure.

What a Typical Bengaluru Luxury Villa Actually Costs

A 4,000 to 5,000 square foot luxury villa (G+1 or G+2 on a 40×60 or 50×80 plot) at a premium luxury specification in Bengaluru costs between ₹1.8 crore and ₹3.2 crore to build — structure, MEP, and interiors included, excluding land, BBMP fees, and loose furniture. Where the Money Goes — Category Allocation

Substructure and foundation — 8 to 12% of total cost. Excavation, soil testing, foundation type, and ground floor slab. Basements add significantly: a full basement on a 40×60 site adds ₹35 to ₹60 lakh to this category.

RCC structure — 22 to 28% of total cost. Columns, beams, slabs, staircase for all floors. M25 concrete mix and Fe500 TMT reinforcement are the correct specification. Reducing steel quantity is the most common cost-cutting measure and the most consequential for long-term structural performance.

Masonry, plastering, and waterproofing — 10 to 14%. Block work, internal and external plaster, terrace and bathroom waterproofing. A properly specified waterproofing system using a crystalline compound costs more than cement slurry but prevents the seepage problems that account for a large fraction of post-construction disputes.

External finishes — 6 to 10%. Stone cladding, windows and glazing, main entrance door, driveway. Premium imported stone cladding or a custom brick elevation pushes this to 12 to 15%.

Internal finishes — 20 to 28%. The single largest category. Flooring, internal doors, wall finishes, false ceilings, and all joinery — modular kitchen, wardrobes, TV units, study furniture, storage. Imported Italian marble in the living room and a few bathrooms alone can add ₹15 to ₹35 lakh over a comparable Indian marble specification.

MEP systems — 12 to 18%. Electrical wiring, DB boards, switches, lighting fixtures, plumbing supply and drainage, hot water system, air conditioning, home automation, and fire detection. A full KNX automation system for a 5,000 sq ft villa: ₹18 to ₹35 lakh, scope-dependent.

External development and landscaping — 5 to 10%. Compound wall, gate, driveway, landscape garden, outdoor lighting, swimming pool. A 10×5 metre pool with filtration and equipment: ₹18 to ₹35 lakh, not including the surrounding deck.

The Three Cost Variables That Move the Number Most

Flooring material is the single largest variable in the internal finishes category. The difference between imported Italian marble (₹400 to ₹800 per sq ft installed) and premium vitrified tile (₹120 to ₹250 per sq ft) in a 4,500 sq ft villa is ₹18 to ₹35 lakh on flooring alone. This is why a rate-per-sq-ft quote without a specified material list is not a valid comparison.

Structural steel quantity is the most consequential hidden variable. Reducing the amount of TMT reinforcement in columns, beams, and slabs is the most common way contractors reduce their headline rate — and the most dangerous. The structural strength of a villa cannot be assessed by a client from inspection; it requires a structural engineer's review of the design drawings and the on-site bar bending schedules.

Home automation scope. A full lighting and HVAC control system (Lutron, Schneider, or KNX) for a large villa: ₹18 to ₹35 lakh. A modular smart switch system (Legrand Netatmo, Philips Hue, or equivalent): ₹4 to ₹8 lakh for 60 to 70% of the functionality. The choice of automation specification is one of the most direct levers on the total project cost.

How to Compare Contractor Quotes in Bengaluru — Without Getting Misled

A rate-per-sq-ft quote without a material specification is not comparable. A contractor quoting ₹3,200/sq ft with standard vitrified flooring and domestic sanitary ware is not cheaper than one quoting ₹4,200/sq ft with marble and imported fixtures — they are quoting different projects.
